After the devastating floods that swept through Texas last July, a lot of families were left picking up the pieces — and a lot of those families didn’t have flood insurance. This past week, flash floods hit Texas again. And we’re sitting here thinking about our clients, our neighbors, our people — and we know we have to say something.
So here it is.
Flood insurance is not built into your homeowners policy.
We know that surprises a lot of folks. It’s one of the most common assumptions in insurance — and one of the most costly ones. Your standard home policy covers a lot, but flood damage is specifically excluded. If water rises and comes in, you’re on your own without a separate flood policy in place.
That’s not a scare tactic. It’s just the truth, and we’d rather you hear it from us now than find it out in the middle of a crisis.
And here’s the other thing most people don’t know:
If you’re not in a designated high-risk flood zone, flood insurance is typically far more affordable than people expect. It’s one of those coverage gaps that gets dismissed with “I don’t live near water” or “I’m not in a flood plain” — but flash floods don’t follow flood maps. They follow the rain. And Texas has shown us, more than once, that no zip code is immune.
Adding flood coverage to protect your home doesn’t have to be a major financial decision. For many of our clients, it’s a modest addition that brings a whole lot of peace of mind.
